Project details presented by Westleigh Harper of Horton Harper Architects.  Presented details on the site, pedestrian and vehicular circulation, site layout, materials, color, phasing, etc. The CCLRC (Andrea Bruno & Dennis Roberts) is available for comments.

 

Committee Comments, Questions, Concerns

  • How wide is the access drive from Orville (E.107th)?  Due to input from Fire, the drive is 20'.
  • Rear units are clad in vinyl siding.  Orville units in a lapped cement board siding.
  • Where does your side door go?  Will there also be an additional small walkway for the side door?  Side door goes to an option basement apartment.
  • Will there be a homeowner's association to maintain the large pedestrian walkway.
  • The garages are optional.  If a property owner chooses to not have a garage, then a simple parking pad and drive will be built.
  • The four units along Orville will be built first initially without an identified buyer.
  • Question about using silver maples in the City of Cleveland because they are brittle and break easily.
  • There isnt a consistant sidewalk along the cross drive.  Please consider this what the final sidewalk treatment will be.
  • Consider the treatment/color of the window mullions.  The front windows are fixed, but the windows on the side are functional.
  • Will want to see how the sidings transition at the corners and at the doors.  Study those treatment a bit more because it looks busy.
  • The windows on the first floor read like a large sliding patio door.  Consider final treatment of the large first floow window.
  • Might consider adding a window facing the backyard from the kitchen.
  • Consider a porch or shelter over the back door.

 

 

Motion to approve with the condition to return with material samples, full planting/landscaping plan, confirmation on who will maintain the pedestrian walk, confirmation of the window plan and sample.

Committee Questions, Comments, Concerns

  • Changed the street trees to Bur Oak.  PB suggests using something that will grow lower due to the powerlines on the street.
  • WH is open to leaving the final design approval contingent on the Committee/Commission receving the spec'ed landscape plan.
  • Unit type "A" placed on the corners of the access drive. Unit type "C" noted as the easternmost and westernmost homes on Orville.
  • Features a vinyl transition strip in black between the vinyl siding and hardy lap siding.
  • Added a 3ft overhang at the rear entrance for every unit.
  • Did explore using a larger window on the second floor, however the cost to enlarge the window was significant.  Also explored changing the color of the window trim from white to black, but again the cost was significant.
  • Would like to use horizontally oriented cedar in the color natural stain with vertical breaks.
  • The porches will be wood timber with 4x6 posts, horizontals are 6x6.  Porch is 6ft deep.
  • Will the concrete on the porch be treated? Per WH: Will be smooth form.
  • Did/will eliminate the unnecessary pedestrian paths.
  • How will trash be removed?  The units on Orville will but trash on Orville, the units along the access drive will put trash along the access drive.  Would like for the access drive to feel like a small neighborhood street.
  • How will mail be handled?  Box at each unit.
  • CCLRC will retain ownership and perform maintenance on the pedestrian walk.
  • The renderings showing the landscaping has a nice feel, the plantings hold the edge along Orville, the materials vary so that it doesn't appear that the site was centrally planned.  The Committee appreciates the variety in plant materials and heights.  Suggest using gator bags for the trees that are selected to ensure they get water for the first few years.
  • When will lighting be addressed? Per WH: details on lighting will be included in the final landscaping plan.  Councilman is looking into adding funding to the project for lighting.
  • Would like the pedestrian walk to be well lit and friendly after dark.
  • "HOA-lite" to describe utility and access easements as well as small funds for snow removal, maintaining common areas.
  • What is the prce point? Per AB: $259-289K
  • Will the garages have gable or shed roofs?  What are the materials for the garage?  Will they all have windows?  Per WH: using shed roofs and asphalt shingles on the garages.  The garages along the access drive will have a single horizontal frosted glass roof.
  • Scale of the homes and variety of colors are the connection/complement to the Glenville context.
  • Lots of small details in the rendering are a bit difficult to pull off in reality.  Encourage the development/construction team to really follow-thru with what is represented in the rendering.
  • Are the gutters connected to the stormwater or daylighting? Per WH: are connected to stormwater.
  • May have a ventilation challenge because the front gable does not have a louver?
  • Where will the gas and electric meters go? Where will the HVAC units go?
  • Will have to install additional water retension to meet NEORSD requirements for the site.

 

 

Andrea Bruno from the CCRLC is present and available to comment support, marketing, community outreach, home-buyer education, and planning for the project.

 

 

Motion approve the elevational drawings and design.  Will require the development team to return to the Committee with the final lighting and full landscape drawings, eliminate the unnecessary ped paths from the site plan.
